As shown in the first photo (left), before treatment, this Zoysia lawn was suffering from Dollar Spot, a fungus common in many turf grasses. Irregular brown patches are clearly visible near the tree.
Some lawn care services recommend applying a chemical, high-nitrogen fertilizer, which as we’ve explained above, harms your soil and causes other problems.

Another lawn problem exacerbated by the use of chemical fertilizers is Take All Root Rot (TARR). Because your soil is stripped of its natural defenses, TARR, which is a soil-dwelling fungus, attacks the roots of St. Augustine grass, literally rotting them and depriving the grass of the ability to take up water and nutrients from the soil.

Once again, most landscapers would recommend applying a chemical fungicide to treat the disease. But these also kill off any beneficial fungi and other micro-organisms that normally keep TARR in check. At best, it results in only a temporary improvement. The long-term solution is to stop using chemical fertilizers and start improving the soil.
